The Cruciform plan at residential levels allows for the withdrawal of the built form away from the perimeter of the site while maximising the frontage available for day lighting and views. Two landscaped gardens are created at 1st floor level on the roof of the retail accommodation and it is proposed that the area immediately in front of the individual flats will be demised to that flat to ensure privacy while the balance of the garden space will be given over to communal use.
